The Home Buying Process

Welcome to our online system for purchasing a home in Austin, Texas and surrounding Central Texas areas. As a future home buyer, you will be able to preview popular communities, neighborhoods and various properties for lease or sale.

If this is your first time purchasing a home, please feel free to ask about our Home Buyer’s Guide.

1. Financing

The first task is to receive a letter from a mortgage company that you have been pre-qualified establishing a budget. Here at Makers Realty we have narrowed down the list of mortgage banks and mortgage brokers to a select few who have delivered quality service to our clients. If you would like to receive a pre-approval by a mortgage broker, we would be happy to put you in touch. Simply complete the form provided below.

2. Finding My REALTOR(R)

Choosing the right REALTOR(R) to help you purchase a home should be much more involved than just MLS access and showing your properties. Some of our compelling reasons to hire a REALTOR(R) from the Makers Realty team are listed below:

A. Representation:

Unless you are buying a property that is for sale by owner, the seller has professional representation on their side. By negotiating directly with the sellers agent you are putting yourself at a severe disadvantage since their agent is legally bound to share everything you tell them in order to get the best deal for their client. You wouldn’t go into a courtroom without a lawyer, so why risk the biggest purchase in your life in buying a home without representation.

B. Information:

To determine an accurate price of a home our real estate professionals must compile and analyze data from recently sold homes in the same neighborhood. Currently there are no buyer based websites that provide complete home sales data in the Austin area. This may seem confusing as many people have heard of web sites like Zillow and Trulia who provide pricing; however, these prices are not accurate enough to responsibly place an offer on a home. Currently the only way to pull accurate data in Austin, Texas is through a Realtor that is part of the local multiple listing service.

C. Experience:

When working with an experienced Buyer’s Agent, his or her role is to help you make an informed decision. That is why we have a team of professionals that are here to help from getting pre-qualified to the closing table. Some of these professionals consist of mortgage bankers, home inspectors, interior designers, contractors, escrow officers and many more so that all of your questions can be answered before you are at the closing table!
If you are ready to obtain professional representation, then please fill out the form below.

3. Finding  My Property

This is the exciting part of the search for most people, as well as our agents! You have already been pre-qualified and determined an ideal budget. At this point, we will want to narrow down your search of homes based on location, schools, finish out, pricing and any other personal interests. You can also jump start your search by using our robust Map Viewable Home Search Solution that you can customize to fit your needs by creating a login.

4. Making an offer

Once you decided on a home, you are ready to make an offer to the seller. An offer is a binding contract which usually includes an option period for you to obtain an inspection and if needed third party advice from contractors and etc. When submitting an offer you will also need to provide the option money and earnest money to secure your offer.

5. Negotiating

Is the listed price the right price? A REALTOR(R) can provide you a Comparative Market Analysis (CMA) of the home’s value. Once the home inspection comes back, you might ask the sellers to lower the price or repair the items that need to be fixed prior to closing.

6. Closing

All counter offers, the home inspection and appraisal have taken place and the paperwork has been handed off to the title company. The title company is the final stop known as the closing table where the secure title will be conveyed over to the new owners upon the transfer of all monies.

7. Moving In

Congratulations! You have made it to the finished line and ready to start life at your new home. Add your own touch of character on your new home and share new memories with family, friends and loved ones.
