The first task is to receive a letter from a mortgage company that you have been pre-qualified establishing a budget. 2. Finding My REALTOR(R)
Choosing the right REALTOR(R) to help you purchase a home should be much more involved than just MLS access and showing your properties. Some of our compelling reasons to hire a REALTOR(R) from the Makers Realty team are listed below:
Unless you are buying a property that is for sale by owner, the seller has professional representation on their side. By negotiating directly with the sellers agent you are putting yourself at a severe disadvantage since their agent is legally bound to share everything you tell them in order to get the best deal for their client. 3. Finding My Property
This is the exciting part of the search for most people, as well as our agents! You have already been pre-qualified and determined an ideal budget. At this point, we will want to narrow down your search of homes based on location, schools, finish out, pricing and any other personal interests. 4. Making an offer
Once you decided on a home, you are ready to make an offer to the seller. An offer is a binding contract which usually includes an option period for you to obtain an inspection and if needed third party advice from contractors and etc. When submitting an offer you will also need to provide the option money and earnest money to secure your offer.
Is the listed price the right price? A REALTOR(R) can provide you a Comparative Market Analysis (CMA) of the home’s value. Once the home inspection comes back, you might ask the sellers to lower the price or repair the items that need to be fixed prior to closing.
All counter offers, the home inspection and appraisal have taken place and the paperwork has been handed off to the title company. The title company is the final stop known as the closing table where the secure title will be conveyed over to the new owners upon the transfer of all monies.
7. Moving In
